Traditional flat roofing membranes (built up felt and asphalt) should last between 15 (felt) and 30 years (asphalt) if installed to a high standard. Of course the quality of the installation will massively affect the longevity of the roof, with a poor installation potentially lasting only a few years. If your roof is approaching the end of its life a full roof replacement should be considered. Many people don't give their roof a second thought, until it starts to leak! By this time water damage will have have occurred beneath the membrane to the timber roof deck, making the roof replacement more costly with the need to replace the roof deck too. We can replace all areas of your flat roof, from joists to membrane and install insulation to make your home more efficient.
If your flat roof is still well within its expected service life and has failed in an isolated area for an obvious reason, a repair may be an option. If the roof is leaking from multiple areas or is approaching the end of its life a replacement should be considered. It is easy to spend good money on attempting to repair a roof that is beyond repair. This money could go towards the cost of a replacement roof with a guarantee.
Rubber roofing membranes or 'Single Ply' have been used for flat roofing for many years but have only recently become more commonplace in the domestic and commercial market. They create a weatherproof covering over your roof with only one layer, hence the name 'Single Ply'. Also available in a wide range of colours, single ply is much more flexible than GRP and suitable for flat roofs that span larger areas. There
We are approved installers of Alwitra Evalon, a high quality, well established product with a proven track record. It is a TPO (Thermoplastic Polyolefin) membrane with a reinforced fleece backing, creating a strong flexible roof covering. All the seams are heat welded, it totally homogeneous and impervious to water. It is finished with powder coated aluminium trims, giving a striking, modern look.
We are also approved installers of Resitrix EPDM hybrid membrane. Resitrix combines the advantages of synthetic rubber (EPDM) and a modified polymer bitumen backing with heat welded seams. It is 2.5 mm thick and has a non slip surface. Reistrix is finished with rigid fibreglass trims that can be colour coded to match the finish of your doors and windows, with Anthracite being a popular colour choice.
When installed to a high standard, Alwitra Evalon and Resitrix have a service life of over 50 years and should be the go to for people not wanting to replace their flat roof again!
Built up Bituminous Felt (Mineral felt) has been used to waterproof flat roofs since the 1950's. Unfortunately during that period materials that were used for this were of inferior quality and mineral felt roofing developed a reputation that stuck. Advances in technology and new product development has done a lot over the years to change that reputation and felt membranes are now of high quality and if installed correctly, are regarded as a good choice for a flat roof. Felt roofs do have a shorter lifespan than their single ply counterpart, bit if installed correctly can still last upwards of 20 years.

Liquid waterproofing systems provides a more cost effective methods for making an existing roof substrate waterproof. Correctly installed they can provide a lifespan of 15 years more. It is seamless and fully bonds to the substrate, so is ideal for use over existing roofing membranes to prolong their life. It is suitable for larger complex roofs where stripping the roof, reboarding and installing a new membrane is not practical. It is not recommended to be installed on a newly boarded roof as there are better products that can give over three times the lifespan. We use an MMA (Methyl methacrylate) Resin based waterproofing system that can be brush or roller applied. It is a rapid curing two coat membrane that cures within 20 minutes and can be foot trafficked within an hour providing, a fully bonded, tough surface with high elasticity.
It is suitable for flat roofs in reasonable condition due to the fact that the roof deck and old membrane is left in tact beneath.
Flat Roofs are a great way to bring natural light into your house. We can install a range of natural light options into your new roof to increase the brightness and feeling of space inside your property. These can be rooflight windows, lanterns and solar tunnels. Rooflights and lanterns will allow more light into your property but will require structural work done to your roof in order to create the opening. Solar tunnels require no structural work and are installed in between the roof joists so may be a more cost effective option whilst still allowing plenty of light into your home.
Cold roofs are still the most common type of flat roof, at the moment! (See Warm Roofs below). They have the insulated part of the roof below the roof deck. This creates a 'cold space' between the insulation and the main roof deck, which is where the term 'cold roof' comes from. Although still insulated, this type of roof is less thermally efficient due to ’thermal bridging'. This is where warm air from the room below passes through parts of the roof which aren't insulated such as joists and light fittings. This warm air, if not properly ventilated can condense in the cold space and sit as moisture, potentially causing problems. Cold roofs are less efficient and more likely to have problems with condensation. This can usually be solved by ventilating the cold space.
A warm roof has the insulation on top of the main roof deck, so everything below this is insulated and warm, hence the term 'warm roof'. A warm roof is much more thermally efficient and does not need ventilation. For this reason it is usually the go to for new builds and refurbishment projects. It is the easiest way to comply with building regulations when it comes to thermal efficiency and U Values. It will however raise the height of the roof by the thickness of the chosen insulation so not all roofs will be suitable. It is also more costly to install, but can save money on energy bills in the long run.
